Information, Terms & Conditions of Booking

All Cottage Prices are Based on Main Sleep Numbers.

TARIFF & TERMS

All tariff’s include:

• Full Electricity Meter (Thereafter £1 coins) more info please ask
• Hot water
• OFCH “Winter months” 1st Oct to 31st March
• There are electric portable heaters in each cottage
• Bed Linen

TERMS & CONDITIONS OF BOOKING

1. All offers of accommodation are subject to availability and held provisionally for up to 5 days and cannot be guaranteed until the deposit is received.
2. Deposit of £100 pw on all Bookings. Balance due 60 days prior to arrival date. N.B. Holidays booked less than 60 days in advance must be paid for in full.
3. Due to being a small family business we regret that all deposits are non-refundable
4. Additional Persons are charged at 10% of Weekly Rate.
5. Cheques Made Payable to “OAKTREE” or “Debit/Credit card” payments by telephone.
6. Properties are available from 3 pm and guests are asked to vacate by 10 am on the morning of departure.
7. Pets by arrangement only. Small/medium dogs are charged at £20pw each. Pets are not allowed in bedrooms and must not be left in the cottages unattended.
8. The proprietors, including any employees, cannot accept liability for inconvenience, personal injury, loss or damage to any property brought in or onto the premises, however caused.
9. The cottage will not accommodate more than the stated number of beds/persons.
10. No more persons can be accommodated than the number agreed in the booking.
11. Only persons listed on the booking form are allowed to sleep in the accommodation.
12. You must inform us of any changes (health & safety).
13. Proprietors reserve the right to enter the property if necessary during your stay.
14. No bait or tackle to be taken into accommodation.
15. Please kindly leave property clean and furniture and equipment in the same condition as it was found.
16. Please report any breakages to the proprietor.
17. Set of 3 towels are £4 per person per week.
18. A returnable deposit of a minimum of £50 for all cottages is require.
19. This will be posted to back you after your departure providing everything has been left as you found it.
20. An appropriate sum will be deducted for any damage or unnecessary cleaning left behind.
21. The cottages and their contents must be left in the same condition as found on arrival and any damage must be paid for fully if in excess of returnable deposit taken.
22. Non-payment of the balance on the due date will be treated as a cancellation

CANCELLATION & INSURANCE

Cancellation by Oaktree.

If for any reason beyond our control we have to cancel the holiday arrangement, we will refund all monies received and any further liabilities for either party will cease.

Cancellation by Payee (Guest)

Period before accommodation (holiday) within which notice of cancellation is received by Oaktree from the date of booking. Cancellation charges (percentage of accommodation/holiday price) is as follows:

60 days or more before arrival = deposit paid.

59 to 30 days = 70% – 29 to 15 days = 90% – under 15 days = 100%.

We recommend you insure against cancellation of your booking through accident, illness or other unforeseen circumstances.
